Before you put out the “room for rent” sign in your yard, you have to research all the legal ways to go about it. If you actually do rent out a room in your house, it really means you are becoming a landlord, and landlords are always responsible for safety. Not only safety from physical issues with the house, but safety from any potential natural disasters.
Even if you find someone to live in a room and pay rent in your house, you have to remember that money must also be spent to legally rent out a room. What the money really needs to be spent on is insurance. If you are technically a landlord, then you need some type of landlords insurance to cover liability issues. So for example, say that one of your tenants tripped and broke a bone on your uneven sidewalk. For example, the landlords insurance basically covers liability issues, such as a physical problem with the living area. So your landlords insurance does not cover the tenants personal belongings. The tenant will have to take out a separate insurance policy to insure their own belongings.
This policy is called renters insurance, and it does not only cover damage done to their personal belongings. It will also provide protection if you were to cause damage to the home. For example, say you were cooking dinner, and caught fire to a few rooms in the home. Your renters insurance is there to provide liability coverage when something you do causes damage to the home.
Now that you are aware of some of the things you need to know before you start renting out space in your home, take time to make a decision. There are many insurance issues that need to be dealt with delicately, and if you do them wrong and don’t have the proper coverage, then you could be left in quite a stressful situation.
